What type of company are we?

Wilson Property Solutions is a small Raynham, MA based real estate investment company. We specialize in wholesaling properties. We are connected to a large network of local cash buying real estate investors. Any property we come across that does not fit our own personal buying criteria we assign those contracts to other cash buying investors that we are part of our vast network.

How does the process work when I sell my property to you?

The process is very simple. You can either fill out the fast offer form or give us a call to give us information about the house or investment property you want to sell. If the house is one that would fit either our investment criteria or another investor's in our network we will schedule to see the house. When we meet you at the house we walk through and look at what repairs or other changes are necessary. Using this information along with neighborhood and market data that we've collected, we can usually make you an offer on the spot. If we come to an agreement on a price and terms, we will draw up a contract that is then taken to a title company. The title company prepares for the closing. You receive your money for the house at the closing and you're done! We use Couthino Law which is located in Taunton, MA for all of our title work. They will draw up all of the necessary documentation and contracts and then schedule a closing. This process usually takes approximately 2 weeks, however if the situation is urgent we can get it all put together and completed on a "rush" basis in as little as 7-10 days.

What Exactly Would An Investor Pay For My Property?

We get asked this question probably as much as all others questions combined -- Every property and its owner's situations are different. We take into consideration the current market value of the property, the amount of equity, the cost of any repairs and/or renovations the property needs to be fully updated, and any external situations (i.e. Liens, Judgments, Back Taxes etc...) in order to determine what your Cash Offer should be.

What types of property do we buy?

Wilson Property Solutions buys all kinds of single family residential homes and small multi-families (duplexes, triplexes, and quads).

What condition does the property have to be in?

We buy properties in "AS IS" condition. We buy everything from properties with no repairs needed, to tear downs, and everything in between.

How long does it take to get an offer?

Usually once we come see the house and make you an offer on the spot. However depending on how extensive the needed repairs or upgrades are, or if there are any external interests (liens, back taxes, judgments) it may take longer to calculate your offer.

What if I owe more than the property is worth?

We will deal directly with your lending organization to get the loan balances on your property reduced. Even if you're way underwater we will be able to conduct a short sale on your property.

How long does it take to sell my house and get paid?

If absolutely necessary, we can close in as fast as 7 days. Typically, we schedule closing for 2-3 weeks but are willing to set it to be whenever is convenient for you. So whether you want to close within a week or a month, we can usually accommodate it.

Are there any fees if I sell my house to you?

We do NOT charge fees to you to buy your house. We make our money with the investment and do not need to make any by charging you a commission. We pay all closing costs not a dime has to come out of your pocket to sell your property.

If I request an offer from you, am I obligated to sell you my house?

Absolutely not! You have nothing to lose. It doesn't hurt to see what we can offer you for your house. So why not give us a call?

Will you still buy my house even if there is a tenant living there?

Yes. Even if the house has a tenant, with or without a lease, we are still interested in making you an offer to buy the house. No problem.
